Before You Buy Insurance

Before you purchase a condominium policy, check with your condominium association to make sure you’re buying the insurance you need.

  • Find out what parts of the interior are covered by your condo association’s insurance and what items are your responsibility. Then make sure that you have adequate insurance to cover repairing or replacing the items for which you are responsible.
  • The contents of your condominium are not insured under the association’s master condominium policy. So, estimate the cost to replace your contents and buy insurance for that amount.
  • Your association’s master condominium policy does not provide any liability coverage for your unit or your personal exposures. So, make sure you purchase adequate liability insurance, usually $300,000 to $500,000 or more, depending on your situation.
  • If your association has insufficient funds, you may be assessed a proportionate share to pay for damage to your building and other situations. Check to see whether the condominium insurance you purchase covers these assessments. You may wish to buy Loss Assessment Coverage, which is available in amounts of $5,000, $10,000 or more.

What is Condominium Insurance

Who needs condo insurance?
You live in a condo, and the association has insurance. So why do you need insurance, too?

Your condominium association insurance covers the condominium building, commonly owned property, and liability insurance for the association. But that insurance doesn’t cover losses to your unit as a result of a burglary, if water damage ruins your living room walls, or if someone slips on your wet kitchen floor and is injured.

That’s why you need condominium insurance designed specifically for condo or co-op owners. Condominium policies protect you from losses to your personal property and the interior of your unit. You will also have liability protection for bodily injury or property damage to others. It’s easy to get a quote for a condominium insurance policy that will provide these coverages.

The articles of the condominium association and state law determine exactly which building components are covered under the association’s master insurance policy. In most instances the association’s coverage stops inside the exterior walls meaning that you are responsible for the interior walls and possibly for fixtures, as well as your personal property and liability exposures.

Facing the East or West? Which one’s better?

Another important thing to note about a unit’s good location is whether it is facing West or facing the East. No, this is not due to some Feng Shui practices or some sort, but this is due to the sun’s rays. Obviously, if you want morning sun to strike your skin when you wake up, you’ll choose the unit that’s facing East and the other side if you want the afternoon sun. Of course, you would think that units facing the East are better since it is morning sun. But, take this: you can actually save up on electricity when you’re facing the West since the sun sets at 5:45 pm on the average.

4 Things About Condominium Insurance

As a condominium owner, one needs to insure not only their personal possessions in the condo, but also any built in units such as cabinets, fixtures, appliances and shelves. In addition to covering the personal property, a condo owner also needs liability coverage. The liability portion of the policy would cover injures or damage to people or property that the condo owner would be liable for.

Below is a checklist of the top four questions to consider when choosing a condominium insurance policy:

1. What are your ownership and insurance responsibilities in the condo association’s Master Deed (the insurance requirements the association expects from you)?

2. Does the policy you are considering include broad water damage coverage for problems such as sewer and drain back-ups?

3. Does your condo association provide comprehensive or blanket coverage to protect you against other condo owners who may not have adequate coverage?

4. Do you have expensive personal items such as jewelry or furs that you may need additional personal property coverage for?

Condo Dweller’s Healthy Tip

Here’s a healthy tip : Legs. Use Your Legs…Walk… use the flight of stairs… Legs. Use Your Legs.

I was on the first floor waiting for the elevator. I was tired. I was in a bit of a hurry. Standing next to me was a healthy looking lady. She appeared to be in her mid-thirties. The elevator arrived. I smiled at the lady as we walked in. Now, what pissed me off was how she quickly pushed the button to get to the second floor.
That’s one measly flight of stairs.
The staircase is right next to the elevator.
In plain view.
Out of curiosity, as she stepped out of the elevator, I looked to see which unit she was heading into. She went into the one right next to the staircase.
If I wasn’t such a nice guy, I would have stepped out of the elevator and yelled at her for being so lazy.
We have legs, ladies and gentlemen. We should make good use of them.
Other people won’t be as forgiving as me.

Everybody is individual and unique and you are no exception.

Great Ideas : The Rice Cooker

Ok… Condo Dwellers out there… You Just purchased a new condo unit and You have just successfully moved in to your Condo Unit Part 1 and part 2, so it’s time for some R’n'R or maybe not… Also You can check Out some Kitchen Ideas
Ok, so you’ve found yourself a nice little condo unit. What next? Buy a rice cooker and do a “MacGyver“.

Yes. A rice cooker. Apart from the fact that buying pre-cooked rice is a lot more expensive, a rice cooker can actually serve as a pretty nifty frying pan. As odd as it may sound, you can actually prepare yourself a nifty little bacon and eggs breakfast using only a rice cooker.

Here’s how. First, prepare the rice as you normally would. Once that’s done, the fun part. Put a little bit of oil in the rice cooker and wait for it heat up a little. Throw in the bacon and proceed as though it were a regular frying pan. Then, fry an egg as you normally would with a regular frying pan. Removing the egg can be a bit tricky at first but with a little practice, it will eventually become easier.

Presto! Bacon and eggs using nothing but a rice cooker. Not only do you get to save on the gas bill but you get to impress a date that happens to come over for breakfast (yes, I get that sometimes).

Kitchen Ideas and Kitchen Essentials

As the title implies, here are some essentials for the kitchen when living alone in a condo.

  • Water – Indispensable. After three days without water, the average human being runs the risk of death by dehydration. Also, water makes for a great way to fool your body into thinking that it is full while you go out and get something to eat. Furthermore, without water in the condo, there would be no coffee.
  • Beer – After a long hard day, popping open a bottle (or can) of beer is one of the most rewarding things one can do. For the women out there, it supposedly helps with the little monthly visitor one gets. Also, when friends come over, it’s always nice to serve a beer or two.
  • Coffee – People that live in condos are usually on the go. First thing in the morning, coffee makes for a great companion to breakfast or in some cases, a substitute for breakfast.
  • Canned Food – Convenient, delicious, long shelf life. What more can a person living in a condo ask for? The Drawback: it’s unhealthy.
  • Rice and/or bread – Goes well with most canned food.
  • An apple – Yes, Folks… Believe me, an apple is a good thing to have in your kitchen. Apple is the best fruit to have, An Apple a forbidden fruit. Comfort food for when one feels guilty about unhealthy eating habits.
  • A Banana – Like the apple situation, a banana can be useful too… So if ever you have problems with your Internet Connection or if you have Sucky Wi-Fi… feed your router or your laptop a banana. Also good for your health, bananas contain loads of potassium which is good for the body.
